Can't believe how positive your post sounds, when you've still not got any idea on what's really wrong or when your house will be water tight... Although soon it'll be NHBC's problem to sort it!! Which I'm closer to than you, and I think you stole my repair men the other day, they were meant to be coming round to play around with my small leak and screw a few of the panels back on which seem to be peeling away from the house, I have noticed the same thing on a few house around here, not yours as your panels have been off so many times they haven't had time to come loose, but anyone else living round here I suggest you look up, mostly seems to be the panels at the top that suffer.

Like you say though, the weather does help make everything look better, but I do think air-con would have been a good thing to install in these houses if a little un-eco friendly.

I'm up for joining the Oxley forum!, if it's not too much hassle for you to set up, but thats probably because given the choice I'd do all my communication with the anonymity of the internet, talking/ socalising is over rated, can't wait till I'm wealthy enough to become a recluse. But unless there is a few others interested it could only be me and you, so no offence against you but would probably be a bit boring.
