Morning in our George Wimpey Oxley Woods eco house

May 28, 2009

What a start to the day today.

A Nuaire rep came around following a smells from our eco hat pretty quickly, couldn’t find anything wrong with the filter, did discover other problems (more on that soon!) and changed the filters, despite saying he couldn’t really see a problem with them.

The smell did seem to go, or at least fade beyond recognition. However, this morning, it’s back with a vengeance. We have a message from Nuaire to call them waiting on the answer phone, but work and family commitments got in the way of making that call, but now the bad smell is back, and bad, we need to phone them ASAP.

I only managed to get a whiff of the eco hat mystery smell after breaking out of our bedroom. The door handle has broken this morning! One side, the inside, turns but doesn’t move the latch so we were locked in our bedroom for some time while I fashioned a hook out of some pipe cleaner we had handy (thank heavens for kids!) and levered things open.

I can’t fathom out the door mechanism, but seeing as our baby’s door is jamming, the bathroom door latch is sticky and the door has moved and knocks, and now this is broken, I think we need George Wimpey and/or Wood Newton over ASAP to sort things out. However, they seem to be doing their best to ignore us and our increasing list of problems lately.

When the school holidays are through and I’ve met a few deadlines they can expect a LOT of hassle from yours truly.

On a positive note for NEW builds, George Wimpey and Wood Newton have decided to try and waterproof the window surrounds on the newer builds. Smart idea that. Not sure where that leaves the unfortunate souls who, unlike us, haven’t had waterproofing retrofitted. Clearly a fault in both design and construction that could lead to serious damp problems for home owners if left unchecked.

The longer we live here, the more we like the neighbourhood and neighbours, the less we like the appalling and “would be comical if not so distressing” pile of problems that just keep mounting up and up and up.

Eco hat still smells, Nuaire AWOL…

May 8, 2009

Well, our Eco Hat still smells. But not so much.

Yesterday (Thursday) one of the George Wimpey guys made his way onto our roof in our absence and took apart the filter and “hatch” on the eco hat. It turns out the filter was, in his words, both filthy and clogged. This filter is, I assume, the same one that’s supposed to be replaced every three to five years. We’ve been here seven months.

Anyway, he was very pessimistic about the chances of a clogged vent having much effect, however when we powered up the eco hat again it has to be said it smells much less pungent. There is still a whiff of whatever was filling the house, but it seems to be being drowned out by fresh air, at the very least.

This does beg a few questions, first of all, what is the smell? secondly why was the vent/filter clogged so badly so soon? and finally why, if it was clogged and needed cleaning/replacing, why was the eco hat monitor panel displaying “all OK” (that is to say, no warning lights showing).

We’re supposed to have heard from Nuaire as they also need to replace a filter, add some lagging, AND try and solve our latest issue. No call so far, despite being given our details a couple of days ago, and corrected details (wrong number!) yesterday. Not good, but par for the course.

Some good stuff…

May 6, 2009

After the recent hassle with the eco hat I thought I’d share some good stuff we’ve experienced lately, as this blog is becoming nothing short of a collection of moans and problems, which isn’t the intention, honest…

First things first, earlier this year we bought a new lawnmower. We’ve not needed one for years as the last place we lived was shared with a company who had their own lawnmower to keep the gardens in order. The lawn here is pretty small, and it’s all turfed as part of George Wimpey’s compensation and apologies for our issues with the house. We decided to go with a manual mower, because of the eco credentials, but mostly because it’ll save money on electricity and gives a small free bit of regular exorcise.

We shopped around, did a bit of research and went for the Al-Ko 28 Soft Touch mower, which is now an “old model”, but was a good price and came highly rated. I have to say we’re delighted. It’s quiet, easy to use, quick, and we can mow any time without bothering the neighbours. I’d highly recommend this to anyone with a smallish lawn looking at a budget manual mower.

Our age old kettle also gave up the ghost recently, and we wanted to replace it with some form of eco-kettle. After considering one of the various “one cup” rapid heating systems it quickly became clear these didn’t actually boil water, were very noisy, and not ideal for making one cup of tea, and pretty much useless if you’re making a round of teas for visitors. As such the remaining choices were pretty limited.

We ended up going for the Kenwood Energy Sense kettle from John Lewis. It was on offer too, always nice to grab a bargain. It’s been great so far, very rapid boil and the very simple fact you measure out the water as you go must save a lot of wasted kettle time and energy. Sure, not every cup is of the same capacity, but it’s not rocket science to figure out how much extra or less different mugs require.

We’ve also been very slow at fitting blinds, curtains, or anything at all for that matter in our windows, so we’ve been working on sorting that out recently. We’ve used a local company called Daves Blinds for our downstairs room, deciding on a colour of “metallic mink” for our metal venitian blinds. They were just installed today and we’re really pleased with the results. The quote we had from them was much lower than other local companies, and they fitted out at least some of the show homes here so the workmanship should have been of a decent quality, and it was.

That said, I also took the plunge and ordered some other venitian blinds online from 247blinds.co.uk (who as far as I can tell ALWAYS have a “special offer” running) and they arrived in good time, and were of pretty much the same design and fitment as the ones installed by Daves Blinds, and cost considerably less still. Unfortunately they came up a tiny bit narrow, but a quick call to their freephone number and they’re sending out another blind, no questions asked. Seems like very good service, and as mentioned before they cost a lot less than any local company, and fitting them isn’t exactly rocket science either. Still plenty of naked glazing to go, but we’re getting there.

Back to the kettle, and after a fairly short passage of time, and considering these homes have an inline water softener, it very quickly became pretty messy with limescale deposits. This is bad because it decreases efficiency, shortens life, and looks ‘orrible, especially in a clear kettle! We bought some Dri-Pak “Clean and Natural” citric acid from John Lewis in Milton Keynes (we’ve bought their bicarbonate of soda from their previously, which is also magic stuff) and boiled up less than a third of the packet in half a kettle full of water. AMAZING, simply incredible results, and as the name suggests it’s “all natural”, so scores points on the eco front too. Oh, and you can also have fun with the kids using natural cleaning products, who’d have thought it?!

More good experiences, in a roundabout way, with Amco Flooring who installed Coir flooring in our downstairs hallway, which looks and feels fantastic. Unfortunately it was cut a little short and quickly started to come up at the edges. I called and informed them right away, and next day I had a fitter around to check out the floor. No questions asked, replacement ordered, and we just had a message to say the new floor has arrived. Not looking forward to them having to remove and replace it mind you, but their service has been very good, it is frustrating it was cut a little short to begin with though.

I’ve also discovered, since becoming a home owner who now has free reign to drill, screw, and cut into walls and generally get my hands dirty with DIY that having a Screw Fix nearby is a genuine asset. Between them, Maplins, IKEA, Habitat, and the regular “high street” DIY stores such as Wickes and B&Q we seem pretty spoilt for choice around here which means you can really shop around for the best prices and wide range of ideas and inspiration. Fantastic.

Sometimes it feels like a painfully slow process, but having to work to a tight budget as we are does make you think long and hard about each purchasing decision, and you really appreciate each new arrival, even trivial things like a couple of blinds going up feels really significant and special. How sad is that?!

Eco hat still smells…

May 5, 2009

Following on from my earlier post about our smelly Nuaire eco hat.

We hadn’t heard a response to our call this morning, so after lunch I called the George Wimpey site manager (who is on site here at the Oxley Woods development) to see what the situation was. I got an answer and apology for no sooner response, and by about 2:30 there was a knock on the door.

This is where things are bit weird. We bought the house from George Wimpey who also take credit and stand on the insurance documents with the NHBC and so on as the “house builder”. Everything I can find relates to our warranty and guarantee being with “the housebuilder” (George Wimpey). Now it seems though, we don’t deal with them. Instead a representative of Wood Newton, who actually construct the houses, sub contracted by George Wimpey, is apparently dealing with the (numerous) problems on the Oxley Woods development directly. This seems strange to us, but if problems get resolved effectively then does it really matter who is in charge of fixing them?

Anyway, we powered up the eco hat from the fuse box and waited for it to spin up and run its self checking program. Weirdly, it didn’t seem to power up first time, which I swear also happened when I switched it on briefly in the morning. Perhaps something is up there? Once it was pumping in air you could really smell it again…. only the man from Wood Newton couldn’t?! Quite how he couldn’t smell the stench is beyond either myself or my wife who could both smell it clearly blowing in through the vent, but anyway, he didn’t question us openly and seemingly acknowledged the issue.

The initial response is to call a plumber to come tomorrow morning. Trouble is, a plumber wont be able to do anything to the eco hat. He’ll basically check, well, the plumbing. I questioned this twice, and pointed out the fact the smell is clearly emanating from the eco hat vent, which is blown in from the eco hat, after being sucked in from the roof. The Wood Newton guy again seemingly acknowledged this. I also then, on two occasions, questioned if this was, as we were lead to be believed, a “sealed system”, to which the reply was “yes”. So I asked how could a smell from the plumbing, in the completely smell free bathroom, be making its way into a sealed system and blowing only from the eco hat fresh air vent. No reply. Apart from “I’ll get a plumber to look at it first”.

So, tomorrow we have a plumber scheduled to come and have a look and sniff around. I can’t see this coming to much, because even if there is a plumbing issue, then the smell shouldn’t be coming through the sealed eco hat ventilation system, which would mean its faulty too. My money is firmly on a problem in the eco hat somewhere, but I’ll happily be disproved if it leads to a speedy resolution though. Can’t see it happening mind you.

Our ecohat stinks!

May 5, 2009

And by that, I mean quite literally stinks!

Yesterday and today are the first time for a while we’ve felt cold enough to have the windows and doors all closed up for any considerable length of time, the result of which has been rather unpleasant.

A short while ago we left the house empty for a day, came back, and there was a strange, unpleasant smell about the place. I gave the cat a grilling and she denied any wrongdoing, and after leaving doors and windows open it seemed to pass. The smell was only really obvious in the halls and landings, the other rooms were all closed off, which made me think it was either something unpleasant the cat had left somewhere, or that some smells had made their way in from outside, perhaps something to do with building work, and become “trapped” in the house.

Anyway, this morning we awoke to a horrible, horrible smell through the house, again most obvious in the halls and landings. After much sniffing and wondering around the house like a badly trained tracker dog, it turns out the foul smell is being vented into the house care of our less than impressive Nuiare ecohat. The vent is on the upper landing, and blows in the direction of the stair well, which would explain why we’ve smelt this in the halls and landings, especially when doors are closed.

Checking the warranty to make sure we hadn’t missed anything, the only serviceable part, the filter, should only need replacing after “three to five years” and a red light should flash to tell us when this is due. Well, we’ve been here since July 2008 (just over seven months) and the little red light isn’t flashing.

We put in a call and left a message with the George Wimpey site managers this morning and pulled the plug on our ecohat completely. So far nothing has come back from Wimpey, so I may have to try again soon. May have to call Nuiare direct, as the builders seem to either have completely forgotten about us and our outstanding issues, many they themselves caused, or they’re avoiding us. Either way, we’re not best pleased.
